The proposal converts the existing roof space into an additional bedroom, with one flat-roof dormer, one pitched-roof dormer, two front rooflights and a new internal staircase linking the ground floor to the new loft room.

We designed the scheme around Classes B and C of the GPDO — dormer positioning, ridge and eaves clearances, matching external materials and roof-volume limits — and prepared the full drawing package: existing and proposed floor plans, elevations, roof plans, sections and site plans, plus a detailed supporting statement for the Lawful Development Certificate application. The application is currently with the council.
